New look, fantastic progress. The downtown Village on the River development has an updated look which includes more black, beige and yellow, and construction of the mixed-use building in downtown Sioux Falls is on schedule. Concrete pours are underway and precast work on the ramp will begin in the coming months. By the end of the year, the ramp will be partially complete. Private development work will begin this summer.
When finished the nearly 402,000-square-foot, 15-story building will include two hotels, retailers, conference space and parking. With seven floors of parking, seven floors of hotel, and a roof top terrace with a bar and restaurant, it will be the tallest building in South Dakota.
The dual branded hotel will include AC Hotel by Marriott and Residence Inn by Marriott. AC Hotel will include 114 rooms and its lobby will face Phillips Avenue. Residence Inn will include 101 rooms and its lobby will be next to AC’s. The first four floors of the building facing Tenth Street will include retail space, conference/event space, shared hotel amenities, restaurants and administrative offices. The mixed-use facility was originally 13 stories but before groundbreaking that grew to 15 stories to include additional hotel space.

Legacy Development and Consulting Company, LLC was the initial developer of the project. In 2017, the project was assigned to Village River Group, LLC where Jeff Lamont oversees the construction, management and operations of the property. Legacy Development remains an active partner in the project and looks forward to this iconic addition in downtown Sioux Falls.
