SIOUX FALLS, SD – It’s the most expensive condo ever for sale in the history of Sioux Falls. A $1.3 million loft nearing completion on Phillips Avenue will be part of this weekend’s downtown loft tour. A spacious loft lined with windows and brickwork is what you see now; but two years ago when Aaron Hultgren of Legacy Developments bought the former Susanne’s on Phillips clothing store building, it didn’t look anything like this. “It had about four inches of plaster; on all the brick walls on the outsides. They’d dropped the ceilings way down. (They) Had plaster on those ceilings. (There were) Years and years of different flooring, products on the floor, to get kind of where we are at here,” Hultgren said. Construction on the 3,000 square foot condo above the new men’s clothing store, J.H. & Son’s, began in March. From the start, Hultgren says he knew he wanted to create a single, luxury residence. “To divide this and segment it and create a condo situation, we just thought would be a crime to the building. We’ve got windows on all four sides–a lot of unique features that you don’t run into in downtown very often,” Hultgren said. You also don’t run into a rooftop patio like this one. Major athletic training center planned in southeast Sioux Falls

The Orthopedic Institute in partnership with a national athletic concept called D1 Sports Training and GreatLife Malaska Golf & Fitness have submitted plans to the city for an athletic training center in southeast Sioux Falls. D1 Sports Training is a franchised concept that has locations in more than 20 states. The proposed $4.75 million Sioux Falls center would be located on the northwest side of 69th Street and Southeastern Avenue. The plans show “a training field, a treatment and workout area and there’s a lobby and locker areas,” said Ron Bell, city building services manager. “And on the other side of that is a GreatLife workout area and that includes a group fitness and training room, offices, retail and a gymnasium” D1 includes programs for kids through professional athletes. Professional athletes typically have associations with D1 locations. The Denver facility has relationships with members of the Denver Broncos, for example. The project description provided to the city for the Sioux Falls location calls for a 40,000-square-foot training, workout and physical therapy facility. GreatLife CEO Tom Walsh said the complex will focus on fitness, healthy lifestyles, performance, facilities and programs. “GreatLife is going to be a significant part of it,” he said. “We’ll have more than 15,000 square feet of fitness, basketball courts, community exercise facilities and offices.” “It’s just a great continuation of our mission to enrich the lives of families and individuals, and this is reaching out to another segment of the community with a facility that will make GreatLife programs more accessible to that area.” Walsh compared the new facility to what is offered at Woodlake. “A lot... read more

At this point, I’m sure you’re all very familiar with the successes and shortcomings of the 2014 North Dakota housing market. This market was predicated with respect to its economy. South Dakota’s neighboring state to the north experienced an oil boom that (so far) kept its housing market balanced, prices high, and economic conditions prosperous for sellers. Can the same be said about the 2014 South Dakota housing market? Real estate data and market experts seemingly paint a far less glamorous picture for the 2014 South Dakota housing market versus their neighbor to the north.
